What is an EICR?

An Electrical Installation Condition Report (EICR) is an inspection that assesses the safety of a property’s electrical installations.

Landlords are required by law to have EICRs conducted every five years for rental properties. This helps ensure that your electrical systems meet safety standards, protecting both your tenants and your property from potential hazards.

Why do landlords need an EICR?

For landlords, an EICR is not just a recommendation but a legal requirement. The government mandates that electrical systems in rental properties be inspected every five years to ensure they remain safe.

Failing to comply could result in fines and could also jeopardize your tenants' safety.

"Professionalism, Punctuality, Quality..."

Toby and his colleague Mark installed my new storage heating system. They were efficient and extremely professional. They kept me informed at every stage as the work progressed and all health and safety requirements were adhered to.

Their end of day tidying up and cleaning was exemplary. Toby's follow up email to check that all was OK was much appreciated. Highly recommended.

Frequently Asked Questions

What is an EICR?

An EICR or an Electrical Installation Condition Report (previously known as a “Periodic inspection report”) is a periodic inspection and testing of the electrical installation. This is done to determine satisfactory conditions for safe continued service.

Are EICRs a legal requirement?

EICRs are now a legal requirement in the private rental sector.

How often should an EICR be done?

Your electrical installation should be inspected 10 years after a new installation and every 5 years or less if you’re a landlord.

Does an EICR test every socket in my house?

Yes, HomeSafe electrical would ideally like to check every socket. However, if the socket isn’t in use and isn’t accessible we can put it down as a departure on the report.

What happens if my EICR fails?

You will be notified on the day of the report of any remedial work that needs to carried out. You have 28 days to complete said work.
